Our Process
Phase 1

Design & Pricing

Work closely with Stillwater’s architects and project team to shape a home that fits your site, budget, and vision, informed by a detailed site visit and zoning analysis. Concept designs, specifications, and transparent pricing bring your home clearly into focus.

Phase 2

Engineering & Permitting

With your Home Purchase Agreement in place, final architectural, engineering, and permitting work begins to transform the design into build-ready documents. Stillwater coordinates with local agencies and your contractor to finalize pricing and approvals.

Phase 3

Fabrication & Delivery

Your home enters production in a climate-controlled manufacturing facility while site work begins, including the foundation, utilities, and access. Precision-built components are then delivered and assembled on-site, bringing your Stillwater home to life.

Frequently asked questions.

Answers to your questions every step of the way.

Yes. Stillwater homes are fully customizable and designed to adapt to your lifestyle, site, and budget.

Many homeowners begin with an existing Stillwater floor plan and customize the layout, room sizes, window placement, exterior materials, and interior finishes. Others choose to significantly modify a design or work directly with Stillwater architects to create a completely custom home from the ground up.

Because Stillwater is a full service architectural firm, there are no limitations on customization. Starting with a proven design system simply adds predictability, efficiency, and cost control while still allowing your home to reflect how you live and where you build.

Prefab homes are homes where major components are built off site in a controlled environment and then assembled on the building site.

Stillwater uses a systems built, panelized prefabrication approach. Instead of shipping large modular boxes, Stillwater fabricates precision wall panels and structural components that are delivered to the site and assembled by a local builder.

This construction method allows for greater architectural flexibility than modular homes while improving quality and consistency. Building in a factory environment reduces material waste, increases accuracy, and shortens construction timelines. It also makes it possible to build custom prefab homes efficiently in a wide range of locations across the country

Panelized prefabrication combines the design freedom of a custom home with the efficiency and predictability of prefab construction, without the design limitations often associated with modular building

Stillwater follows a proven three phase process that brings clarity, cost control, and predictability to custom home building.

Phase One: Design and Pricing
The process begins with understanding your goals, lifestyle, budget, and property. Stillwater helps you select or develop a home design, evaluates site conditions, and establishes architectural specifications. A detailed total project cost is developed early so you understand the full investment before moving forward.

Phase Two: Engineering and Permitting
Once the design is finalized, Stillwater coordinates all required engineering including structural, civil, mechanical, and energy systems. A complete construction drawing set is prepared and submitted for permitting.

Phase Three: Fabrication and Construction
While site work and foundations are underway, Stillwater fabricates the panelized components of the home at the same time. Materials are ordered in advance using exact dimensions to reduce delays. The panels are delivered and assembled on site, followed by interior construction and final completion.

This structured process is used for every Stillwater home and helps reduce risk, shorten timelines, and deliver a more predictable building experience.

Stillwater builds homes nationwide and can design and deliver projects in nearly any location across the United States.

Because Stillwater uses a systems built, panelized construction approach, homes can be built efficiently on a wide range of sites and terrains. This includes steep slopes, waterfront properties, mountain regions, high snow load areas, wildfire zones, and remote or challenging locations.

Each project begins with a detailed site analysis that considers topography, soil conditions, climate, local codes, and environmental factors. Homes are engineered specifically for the conditions of the site, whether that involves hillside foundations, seismic requirements, heavy snow loads, high wind exposure, or fire resilient construction strategies.

This flexibility allows Stillwater to build custom prefab homes in coastal, desert, forest, mountain, and urban environments while maintaining consistent quality, performance, and predictability.
